Aaron Carman has reportedly sold $16 billion worth of real estate during a career that has seen him work with Jennifer Lopez, Rihanna, Justin Bieber, royalty, and international dignitaries. The stunning spaces he sells often feature luxurious lounges, spacious movie theaters, and plenty of parking for countless top-of-the-line automobiles. But one area of his dream property that has probably grown more than any other over the years is his fitness and wellness space. M&F spoke to the star of CNBC’s “Listing Impossible” to find out more.
As CEO of AKG | Christie’s International Real Estate, Aaron Carman oversees the sale of prime real estate worldwide. He has great influence in matching luxury properties to the ultra-wealthy, so aspiring architects, designers and developers can ensure their construction is of interest to the right luxury buyers. I am seeking his advice to make sure. Known for his keen eye for market trends, Carman says he’s seeing a growing demand for bigger and better gym space.
To be successful, you must take care of yourself
The mansion owner, who has a crazy schedule like Carman and is an avid gym goer himself, understands the importance his huge clientele places on staying fit. “I’ve always told people that in order to be successful, you have to take care of yourself first and foremost,” explains the popular agent. “For me, self-care is the biggest factor in success.” Carman feels that her most productive days at work are the ones where she takes time to meditate, go to the gym, and eat well. The company went so far as to say that it understands why its powerful customers in the music and film industries would be affected in such a way. I need more space to work on myself. Similar to his own lifestyle, many of his clients have to wake up by 5 a.m. to go to the gym before a brutally busy day begins. “For me, it’s important to go to the gym before I start my day, because if I’m on the phone by 8 a.m., I’m going to explode,” he explains, adding that he’s a “morning person” by nature. I pointed out that needs are necessary because they are not. But many of his celebrity clientele also need to get up early to work up a sweat, so it’s no surprise that gyms are becoming more and more established in popular residences.

“If you go back about 12 years, (many) homes didn’t have a gym, even 10 years ago,” Carman says. “Every luxury home today has a gym, and it’s become a requirement for buyers…and some of the gyms are huge. I mean, I’ve never seen a gym as big as this one. But I’m not making this up, it’s probably 8,000 square feet or 10,000 square feet in a residential area.” That’s about a quarter acre! Athletes no longer need to go to the gym when they can train just as well at home. No expense is spared when it comes to exercise machines and equipment, and gym equipment is often the least expensive piece of home fitness space for high-ranking individuals. Lighting, audio-visual technology, and luxurious furnishings all provide a luxurious environment for elite training.
Aaron Carman said that on one property he worked on, the entire top floor was devoted to gym space. “It felt like I was in a regular gym in a residential area,” he says. “We’ve literally seen outdoor gyms that are 20,000 square feet…and by the way, it’s not just a gym, it’s a spa and a sauna, because everyone wants to live like their home is all-encompassing. ” There’s no doubt that touring artists like our client Ariana Grande need to have everything at their feet when they get home and enjoy their time. Reconstruction will require more real estate than ever before
Aaron Carman has a confidentiality obligation and cannot reveal the names of all of his clients, but the ace agent reportedly also represents Nicki Minaj, Orlando Bloom, and Middle West royalty. Industry titans can afford massages in dedicated rooms on their premises, and quiet spaces for meditation are becoming the norm. “You know, it’s important to turn off your phone,” Carman says. “I think everyone moves at a very fast pace in today’s world.”
So what’s trending in the luxury home salvage space? “What’s really popular right now is Japan’s cold/hot dip,” Carman says. “Most new gyms are like that.” When you can afford it, you can even put your own stamp on a dedicated gym space. Carman recalls that one property he worked on had gym equipment covered in walnut. “It really was the most elegant gym I’ve ever seen,” he says. “It didn’t feel like a gym. It was great.”
Whether it’s matching athletes with gyms or caring for other important clients, Carman’s success comes from investing in his own health and well-being and understanding how to connect the right owners with the perfect properties. It is located in “He’s a successful real estate agent and is arguably the number one real estate agent in the country, so he does more than just sell homes,” Carman explains. “It’s matchmaking. You know, we’re lawyers, we’re psychologists, we’re friends, we’re problem solvers.”
