The North Shore real estate market is once again in “wait-and-see” mode heading into the holiday season, with buyers waiting with bated breath for potential changes in interest rates.
Sales are still going on, especially in North Vancouver. “North Vancouver is actually very active,” said Navid Hakimi, West Vancouver real estate agent with Re/Max Masters.
But sales in both North Vancouver and West Vancouver remain below historical averages as buyers dry up cash amid high interest rates.
Hakimi said what happens to interest rates is on everyone’s mind.
Buyers want to buy at the bottom of the market, he said, but “no one knows when that will be.”
So far, prices on the North Shore have remained stubbornly high, with the median sales price for single-family homes in North Vancouver at $2.1 million in November and $2.1 million in October, according to statistics from the Greater Vancouver Real Estate Board. and last November. The median apartment price fell slightly to $770,000. In West Vancouver, the median price of a single-family home sold for just under $3 million in November.
In West Vancouver, British Properties continued to be a popular area for buyers, while in North Vancouver, Lynn Valley, Upper Lonsdale and Grand Boulevard were popular. Apartment seekers preferred both the lower and middle areas of Lonsdale.
Here are some of the most expensive and least expensive homes sold on the North Shore over the past two months.
most expensive single family home
The largest sale so far this year took place on the North Shore on Sept. 30, when a 14-year-old Altamont home of more than 13,000 square feet at 2960 Palmerston Ave. sold for $16.98 million. Boasting approximately 4,300 square feet of living space on the main level, the home has eight bedrooms, 11 bathrooms, vaulted ceilings, a hot tub, wine cooler, gym, media room, and six fireplaces. There is plenty of space for entertainment. There is also a swimming pool, gated entrance and a five-car garage.
The home, which sits on nearly an acre of flat land, sold just four days after being listed.
most expensive townhouse
The most expensive townhouse sold in the past two months was a three-story, four-bedroom, five-bathroom half-duplex at 354 W. 14th Street in downtown Lonsdale.
The three-story, four-bedroom, five-bathroom half-duplex home sold for $2.65 million on Nov. 6 after 17 days on the market.
Located on a quiet block, this over 2,800 square foot home features high ceilings, an open concept living area and a kitchen with high-end appliances. The upper level has three spacious bedrooms and a private covered rooftop patio. Downstairs there is a rec room and a bright legal one bedroom suite with separate entrance/patio. The most expensive apartment sold on the North Shore in the past two months was a waterfront apartment in the iconic five-year-old Grosvenor Building on Bellevue Avenue in Ambleside.
The two-bedroom, three-bathroom unit on the second floor sold on Oct. 30 for $4.55 million. Generously sized rooms feature huge walk-in closets and private bathrooms in the master bedroom. The cheapest single-family home sold on the North Shore in the past two months is a classic three-bedroom, two-bathroom home built in 1949. The 2,600-square-foot home at 3994 Mount Seymour Parkway sold for $1.45 million in January 2019. November 16th, 15 days after release.
